How does purchasing a property from your site work?

Take a look at the properties we currently have, if and when you find one you like, fill in the checkout form to reserve it, and to put down a deposit. After that, we’ll send you the land purchase agreement by physical mail. Sign and return. After that, we’ll being the closing process with either our in-house closing procedure, or through a third-party, like a title company, to complete the sale.

Are you a real estate agent?

No. We are not. We are real estate investors, and have been for nearly 20 years.

Can you help me look for a specific kind of property?

Yes, absolutely! We keep an email list of “buyers”, as in people like yourself that are looking for specific types of property, or in specific locations.  Once we have you on that list, you’ll be the first to know when a property comes up that matches what you are looking for!

Are their any hidden fees when buying land from you?

No, any and all fees are disclosed upfront, and are easy to understand.

Why are your properties so cheap?

We operate mostly in the “wholesale” buying and selling of properties. Sure, we may occasionally have a piece of land that we hold onto for 6+ months or more, but in general, we buy low, and sell a bit higher, still generally 25% to 50% BELOW retail, market value. We’d rather complete a quick sale and make a small margin, rather than holding onto it for months, or years, waiting for the perfect buyer that will pay “full retail”.

How do I know if this is a safe way to purchase property?

Most transactions are closed with local, reputable, dependable title companies. With full title insurance, and warranty deeds. Occasionally, for smaller parcels, we’ll do a “self close” and process the paperwork ourselves, but everything is still by the book, and recorded step by step with the county.
